If the staff at the Chateau de Ville is an example of how you manage your other properties, It should be a template for other complexes. I am a veteran and senior citizen. I will tell anyone looking to move. They should put the Chateau de Ville at the top of their list.
On our first week of living there we were given an eviction notice due to an accounting error on the apartment managers end. No phone call, email or any notification besides an eviction letter within four days of living there. That should give you a good indication of how Chateau de Ville's management treats their tenants. They are rude, aloof, arrogant and could not give a damn about what your problems are. The only leasing agent who cares is Sarah and she was the only one who actually cared about tenants problems and tried her best to fix them. If anything in your apartment needs a repair expect to wait 3-4 days before you see anything from the office. Once a repair has eventually been made there is no indication that work is done, no follow up, nothing.
Hope you like roaches, there are TONS of them in this complex. And not just in the units, they're in all the common spaces, the hallways, the pool area, the mailroom. We got to the point where we were having to make pest control requests every two weeks just to keep them at bay.
Other tenants there are lazy and leave trash in the hallways or in the trash chute closet (hence the roaches) all of the hallways are closed off and smell horrible most of the time. Many residents let their animals deficate or fee in the hallways and won't clean it up. AC doesn't work for the hallways and get up to about 90 degrees in the summer. Speaking of the hallways- we also had an issue with a resident spray painting racist slurs all over the walls along the hallway, classy.
The pool is a sh*t show when it's warm, kids run rampant and screaming while parents sit on their balcony and don't even watch them. Non-residents are constantly at the pool filling it up to the point where it isn't enjoyable to use.
Parking is a nightmare, management claims there is enough parking for one guaranteed or marked parking spot and that there is enough "free parking" for other cars... Nope, good luck finding a spot that isn't marked, apparently management can't count or doesn't care because you will constantly have other people parking in your dedicated spot and there isn't enough free parking for all of the tenants in the garage.
Prices go up every year to unreasonable points, our rent jumped $350 in two years..
Want peace and quiet? Don't expect it, you're a quarter of a mile away from the fire station and will be startled awake all hours of the night.
There are flooding issues and pipe backups in many units, make sure you're not on the first floor.
Have issues getting up and down stairs? Well the elevators never work so you'll have to find a way around that, also the stairwells are disgusting and are infested with roaches and sewage leaks from burst pipes.
To top off the list, management will charge you for items that weren't even damaged at move out and will call it a courtesy when they "reduce" the bullsh*t charges they put on you by thirty dollars. I wish I would have never picked this complex to live in, do yourself a favor and run while you can.
We lived here for 2 years and loved it! We only moved because the new job was too far away, or else we would have happily stayed longer. All the staff people were super friendly and the maintenance was throughout our 2 years extremely fast and reliable! For example: we made a service request at 11 PM for some smaller issue and the following day at 8 AM they came to fix it. It was ridiculously fast and reliable. I am not making this up! One time one single tile in the kitchen was cracked and they ended up replacing almost all the kitchen tiles with new ones! Most of the apartments have a huge balcony, which we have used a lot. You get a dedicated parking spot in the garage. Pool area was only busy during weekends and we never had a noise issue. The whole Pool itself and the 24/7 gym got a complete upgrade in Summer 2018 and was great to use! The people who live here are in general very friendly and respectful. We never had an issue. Not too many young people. More families and adults. It's also very dog friendly with access to a dog park and beautiful parks in walking distance (Vitruvian Park, Winn Park, Easement Park, etc.) You get all the benefits of living in walking distance near parks without actually living in an overpriced area like a Vitruvian Park Building where there is too much traffic and chaos in the evenings and weekends (Bars, Restaurants, etc.). The posted pictures of constructions is long time done. Also, the pictures of the "dirty walls" is exclusively in the stairway which almost no one uses, because there are elevators. The hallways and elevators are very clean. The cleaning crew comes around often and are friendly as well. If you don't like the cold, this will be a good fit for you because it heats up from the big windows. We needed the AC on almost the entire year, if it's a mild winter.
A few tips if you want to stay here:
- Search an apartment on the top floor, because the walls are pretty thin and you will hear people walking above you if you're not on the top.
- Search an apartment that is facing the pool area. It is so much nicer to look at and quieter. It will block the car noises from the main streets (Spring Valley Rd. and Midway Rd.)
- DO NOT get an apartment on the bottom floor, because we heard and saw that it flooded inside some of those units during extreme rain/storm. Do yourself a favor and get an apartment on the top floor, you won't regret it! :)

When we initially moved it, there was an ongoing elevator problem. One of them always seemed to have issues and stopped working. But in 2018 they completely replaced/renovated the elevators and we experiences no issues since then.
Don’t be fooled by the elevators, they can’t seem to keep them up and running (if you can’t use stairs then don’t move here) but obesity is supposedly a problem in America so maybe they are just trying to help. Oh wait, “help”, that’s not a familiar word to management. Getting a work order done in a decent amount of time will not happen if you live here. Some of my work orders have taken over a month or just been closed completely without being done. They don’t seem to monitor or walk the property either so broken sprinklers run all day and signage hangs off the outside wall. Finally, a phone call won’t do much good. Most (not all) of the employees in the office are dismissive, seem bothered they have to answer a call and usually don’t have an answer. If you value customer service don’t expect much after you move in.
Still giving this place 4 stars because it’s good enough and reasonably priced. I’ve seen better but you get what you pay for. I am just listing things I wish I had know to prepare for when moving in. So just come in with low standards from management and you’ll love it here!
