The new management has certainly gotten some things done! Lawns and mobile homes really look great! It's hard for guests to park. And the lot rent is really high! But thank you for your hard work Don and Chris! It really shows!!

Several street lights have been out for sometime! Bad for retirees! There are sink holes on a couple streets. When you drive into the park and the street the club house is on its quite kept up. Driving around not so good. Good thing there are really nice people living here.

This is a nice 55+ mobile home community. The yards are well maintained and the mobile homes are are a variety of ages. I have done more than a dozen mobile home inspections in Pickwick Village. I find the people here friendly and helpful.

Too high lot rent. New owners nit-pick on current residents. As low as if grass is growing in the cracks in your driveway, they get letters. Some have lived there for many, many years, and they too don't like new owners. Sink hole problems throughout park, hopefully they fix them and don't sell park out from under current residents. If they don't fix, they will be, in my lower then Dirt and Scum of this Earth in my opinion!!!!!

My mother lived here back in 2015 until 2017. Most of the residents will give you nasty looks if you appear to be under the age of 65 even though it's a 55+ community, she was also treated poorly by the HOA of this neighborhood because my brother who has down syndrome lived with her and he was 28 at the time, which is not against any 55+ living community rules as long as someone over the age of 55 resides in the household. Only reason for two stars was because there was no crime and the mobile home was decent.

It is a 55 and older modular home community that is ever working to upgrade the facility.
My husband and I have lived here Over 8 years and enjoyed many interaction with our senior community.

Have meet most of the people at the pool. Looking forward to having all the roads new paved!

Horrible place to live! Check with the city of Port Orange, several sink holes are in this park and have been temp filled. Roads are not maintained. Street drainage not functional. Street lighting is nill. The Home Owners Association has no authority to resolve issues- they're just a group of bitties needing to feel important. The HOA is just a go-between with the office staff, and the two workers in office are rude, and unaccomodating. The pool is often closed for maintenance so your sent to sister property (Lamplighter) which, is a dump. The lawn service is deplorable and when the lawn service damages your property, neither the office or lawn company will take responsibility. Think twice before buying here. There's a reason houses are cheap to buy here.
