Sand & Sea Village

I was reading a review about Sand and Sea, and I agree 100% . Its a great place to reside but the manager is RUDE and doesn't seem to like people at all.She needs to be a little nicer to the people that pay good money to live here. There are a ton of kids that are walking through my property to cut to the other side, literally hanging out on the side of my house. HOA fees are rising and there is nothing included but water, I take care of my own lawn and pay additionally for "trash removal" . I don't know if they do this with everyone but it says "pet friendly" but they really make you jump through hoops for a dog to be "approved" which btw has to be passed my the Manager (RUDE). People go speeding through the streets here so keep an eye out for your children and dogs.

Horrible park. Watch the news! My aunt was threatened with eviction due to a garden hose and other petty things. They are doing this to take the homes away from long time residents then they resell them for over $100K profit!! Very unethical business practices! My aunt, Ruthie May Johnson ( name changed to protect her from retaliation) fortunately has the resources to have her home moved and other residents are looking into this as well as selling the homes with the stipulation that the home and aluminum enclosure has to be removed from park this way the park does not benefit from the lot rent of the buyer. We have found a mover that will give us a stellar deal as we anticipate a few to use his services to move homes. It’s not cheap but still worth it. This solution to the park’s heavy handed bullying is going to backfire on them as without homes there is no lot rent. Forcing our buyers to remove the home will net us sellers less money but it’s worth it. There does seem to be a very good market for used mobile homes that can be put on land. So far the buyers we have talked to plan to relocate west to private land. Anyway sorry for such detail but I would avoid this park like COVID-19! WPTV took up our story and it’s on the news!

Terrible place run by crooks and scammers. Will charge you 50 dollars to destroy your property in the name of lawn care while other lawns look worse but don’t get ‘taken care of.’ Intentionally vague community guideline violation notice so they can continue to steal your money without any clarity as to what could be the problem. Absolutely no communication, this place does not feel like home at all. I’ve been anxious to leave for months now, their behavior has made me miserable

The management does not communicate with homeowners and they consistently scam people out of money.

Things are looking good for Sand and Sea, they hired a helpful staff and whatever services you need is just as comfortable as any of the big name communities around. You will love the price and you will love the brand new items such as washers and dryers, ( your phone you can set your laundry). High tech. They have gone green with a garden. I wish they could make a community garden off the land in the park! So far so good. The previous nuisances left and Sand and Sea is coming in first place. I'm pet sitting and watching my pet birds until it's time to find a permanent place to live, but the guest services department here is top notch. For three months the gym has been " remodeled". Every time I ask they say oh two weeks or soon, finally they told me it would be ready yesterday, today they told me two more weeks. They are not telling the truth, period.

I have lived in Sand & Sea Village in 3 separate homes over the past 15+ years. I always felt at "home " there which is why I returned. The staff, office, maintenance, attendants, and Dan, have always been super to work with. I cannot imagine going to any other mobile home community. Just go see it, talk to the staff, walk around...you too will love it!

The management does nothing about the infestation of cats. The lot rent is raised every year for no reason with water and lot rent I pay 840.00 and you have to do your own lawn. Highway robbery.
