Hidden Valley RV & Mobile Home Park aka River Oaks

This is no longer hidden valley it is River oaks RV travel park.
This place is decent, the new owners are working on cleaning it up. It is definitely somewhat rundown has a variety of people some with newer units some with very old units. Everyone seems quiet and friendly. The rent charged here is approximately half the price of other parks in the area of course there are no pools or anything.. just showers and laundry and those are bit run-down but functional. Quite a lot of bugs though, so many ants all biting my ankles!

Part of doing business is following up on both ends. River Oaks has a no refund policy when a reservation is made and they send an email as a receipt. Our complaint is that we reserved 3 months during the busiest season and showed up on the reservation date and no one answered the door at the office. We called half dozen times the evening we arrived and no answer so we had to leave to a motel 6, with our 5th wheel,newborn and toddler and dogs as it's snowbird season. Needless to say we called the day after and the day after and left messages which were never returned. Therefore we've decided to take legal action since Linda at River Oaks insists she emailed the receipt and actually never acknowledged our phone messages were never returned. Unfortunately we wanted to love this place but unless they make it right and return our $250 deposit, we will not back down from legal action and this review will stay up.

WoW!! What a dump-- Long Term residents live in what look like uninhabitable trailers.
Bath house I personally wouldn't use. Thank God I didn't have to. Laundry Room was okay. Sites are pretty run down Elec/Water hook-ups are shot. Need some upgrading for sure.
Linda in the Office is gracious & extremely helpful. The owners should be very thankful they have her running the show!

Great place to vacation they offer long term as well as Short term stays .water and electric included Wi-Fi and apparently cable but I haven't used that yet.best prices around town . Laundry facility on site and bath house.close to everything

Run down and nothing but drugs the silver airstream is one of the drug trailers people were in and out all night trash every where the bath house was disgusting and the office is never open when it's supposed to be

Not perfect, not terrible. As long as you keep to yourself you won’t have any problems.

Overall not a bad place to stay. People are friendly. It's quiet lots of shade trees. Laundry and bath house available free water and cable with plenty to watch when the rain comes. Could use a pool and need a inline filter to use the water but it's palatable with that. Been there three months and have had no complaints

In reference to amandas review. the mobile home section has their own mailboxes so no one actually handles the mail for that side, also the water leak was taken care of and testing was completed and no mold was found, also before making false acquisitions, your refund was deposited into your credit card as of 10/7/21 and if that was not completed, a call to the office would of been appreciated so we could follow up with it for you. All furniture left behind in home was left by purpose and not due to mold as the resident ask another resident to remove it for them because they could not and we removed it with no charge. Please note that if you continue to deface our community and speak of false acquisitions, we will have to get our attorney involved. If our community was so bad, then way did you need to work with us when you needed extra help? we open up the opportunity to work with our team so that you could continue to pay your rent. Please keep rotten opinions to your self if untrue.
